Gregory Goodloe joins us to celebrate the 65th anniversary of the passage of Colorado's Fair Housing Act. A Denver native and self-taught musician, Gregory comes from a family of many musical talents. He has brought his unique guitar stylings to smooth jazz venues such as The Winter Park Jazz Festival, The Breckenridge Jazz Festival, The Cooper Mountain Genuine Jazz Festival, The Keystone Wine and Jazz Festival, and The Five Points Jazz Festival.

Keynote Speaker Cashauna Hill was recently named Executive Director of the Redress Movement, which works to support local communities in promoting and securing remedies for the intentionally discriminatory policies that segregated, and continue to segregate, neighborhoods across the country. Richard Rothstein's book, The Color of Law, which documents the intentional laws and processes that created housing segregation, inspired the creation of The Redress Movement. Prior to joining The Redress Movement, Cashauna served as Executive Director the Louisiana Fair Housing Action Center. Cashauna’s fair housing litigation work over the past two decades has led to significant financial recovery and policy changes benefitting community members in the Pacific Northwest, and across the Gulf South. She has written extensively about housing segregation and civil rights, has been interviewed by outlets including CNN and NPR, and has testified before the United States Congress as a fair housing expert. Cashauna is a graduate of Spelman College and Tulane Law School.

An appraisal is an opinion of value.

For estate planning, financial planning, or sale price decisions, individuals or a trusted advisor usually orders an appraisal. When an appraisal is used to obtain an opinion of value of a property for loan purposes, federal regulation requires the lender or its agent to place an appraisal order. The lender or its agent contacts a state licensed or certified appraiser and identifies the property to be appraised and the intended use of the appraisal. 

This course will provide real estate brokers with the tools to help them understand how to read and understand an appraisal. Upon completion of this course participants will understand the definition of a credible appraisal, the appraisal process, elements of a credible appraisal, the importance of appraiser independence, and how to proceed if you feel that a correction needs to be made to an appraisal report.

Common Interest Ownership properties statutes will be covered, highlighting different types of properties, disclosure obligations, and rights.
Additionally, fair housing laws and resources will be covered. (This class meets the Agency and Fair Housing Minnesota CE requirements. This Module Also Satisfies the 1-Hour Broker Module Requirement.) 

Learning Objectives:

Upon completion of this course students will be able to:

  • Review agency relationship options

  • Learn fiduciary duties to clients and customers as required in Minnesota

Realtors understand that one of the most common issues with property appraisals is the amount and type of appraisal adjustments.

Sometimes, borrowers, agents, and lenders question the validity of reports, asking questions regarding the value of adjustments. Contrary to popular belief, appraisal-related adjustments are not merely the appraiser's guesses. Also, note that they are not calculated figures. Appraisers don't use them to mathematically force a preconceived or predetermined adjusted market value estimate to support a value conclusion for the relevant property.

Appraisal adjustments are important, and if an appraiser fails to support their adjustments, then the appraisal results will be subject to questions, leading to many possible adverse outcomes.

This course will provide real estate brokers with the understanding of how appraisers come up with adjustment rates. This course provides the necessary knowledge to advise broker associates on how to understand how an appraiser begins to develop adjustment rates for differences between properties.
