Carteret County’s November Market Stats are in!

The average sold price for a single family home was $654,704, an increase of 33.5 percent from this same time last year. The average days on market was 49, a 53.1 percent increase from this same time last year.
The market is witnessing the typical end-of-the-year inventory decrease, which is likely a result of homeowners choosing to either wait to list their homes until after the New Year or remove their properties for the holiday season.
Our market has certainly changed, but how long will this change last and what can we expect for next year? Most of the answers are tied directly to when we will see relief from increasing mortgage rates. The spring market will be the best indicator of what 2023 will look like.
Although we can expect to see the Carteret County real estate market continue to change throughout next year due to interest rates + low inventory, it has continued to show strength + stability.
While home values are stable, the announcement of the new conforming loan limits for 2023 will aid in the affordability and accessibility for homebuyers. The baseline loan limit of $647,200 will increase to $726,200 nationwide. This sizable change will make it easier for buyers to qualify for a higher conforming loan, thus avoiding stringent jumbo loan requirements.

Friends of Carteret County Public Library to hold book sale

 
 

The Friends of the Carteret County Public Library will hold its annual book sale Thursday through Saturday, Dec. 8-10 at the main county public library branch at 1702 Live Oak St., Suite 100, Beaufort.

This is the organization’s largest book sale of the year, with more than 5,000 fiction and non-fiction titles for adults and children, donated over the last year by community members. Limited DVDs, CDs and audiobooks will also be available. Proceeds of the sale support programs and services of the Carteret County Public Library.

The best selection of books is available when the sale opens to Friends of the Carteret County Public Library members in a special preview night from 4:30 to 6:30 p.m. Dec. 8. Memberships with the organization begin at $10. Membership forms will be available at the door, and new members are welcome to sign up on Dec. 8.

The sale will be open to the general public 9:30 a.m. to 5 p.m. Dec. 9-10.

Books are $1 for paperbacks, $2 for hardbacks and $5 for a bag. Bags will be provided at the sale for those who need them, and customers will be able to purchase as many books they can fit into the bag for $5. Customers can also bring their own bag to fill with their favorite books. Cash and checks will be accepted.

Not Maintaining Your Furnace
One common mistake many homeowners make is not maintaining their furnace properly. If you simply ignore your furnace and expect it to continue to work year after year, you will often be in for a rude awakening eventually.

Instead, consider bringing out an individual or company who specializes in furnace repair to come out to inspect and maintain the system. They will test and go through everything to make sure it is working as expected, and there are no issues developing. This comes with a cost, but is worth it for the peace of mind. You could do this by having furniture over vents, blocking vents with piles or clothing, or having boxes or other debris inhibiting these registers. Blocking your vents is bad for a couple of different reasons.

First of all, it will stop your home from heating up and certain rooms will be colder than others if vents are blocked. This will also force the furnace to work harder and longer, which can send your bills skyrocketing and hurt the longevity of your furnace. As a result, make sure that all vents and registers in your home are clear from any debris, and able to fully disperse heat throughout your home.

Not Air Sealing Your Home
If your aim is to keep your home warm all winter, there is no doubting the importance of air sealing your home. If you have air gaps, leaks and drafts, it will let a lot of the cool outdoor air into your home. This will increase your heating bills and lead to the home being colder in some parts than others. Not only that, but some of the hot air that your furnace creates will escape through these same gaps.

Before winter hits, go through your home and see if you can identify any drafty areas or air leaks. These are generally around doors or windows, but can be anywhere. Once you have located these gaps, simply fill them to ensure there is a barrier between the interior and exterior air.
